Executive Summary

Berkeley St Edward’s Royal Warwick Square development is a collection of prestigious 1, 2 & 3-bedroom properties with private leisure facilities in the Royal Borough of Chelsea and Kensington. With our long-standing relationship with Berkeley spanning 15 years, and previous experience working with the developer on similar schemes, we were awarded the project and tasked with adapting their energy scheme. Vital have been awarded six contracts to date, totaling £26m.

Project Overview

Vital Energi began the project with an adaption of Royal Warwick Square development’s existing energy centre, which included two boilers and a 210kWe CHP engine, as well as the installation of a new chiller plant room at basement level and associated roof mounted plant, with a view to rectify the existing energy centre so that it works more efficiently.

We are providing the complete Mechanical & Electrical infrastructure installation across three phases of the development, which will involve the completion of the entire shell and core, and fit-out for 211 apartments. This includes 2 leisure facilities, including gyms and pools, and the double basement car park.

We have installed low temperature hot water, chilled water, boosted cold water, low voltage distribution systems and data systems from the basement plant rooms to each apartment. We’ve also installed all domestic hot and cold-water services, and heating and cooling systems to each property, the leisure suite and communal areas. Each apartment will benefit from the installation of their own HIU and fan coil units which provide heating and cooling.

Blocks E & H of the Kensington Row phase all have leisure facilities, and the works have been developed in line with the construction design.

In Block J and Ancillaries, we have been responsible for the design and build. We progressed the design from RIBA stage 3 to RIBA stage 5, delivering essential infrastructure including:

  • Apartment fire suppression systems
  • Water Leak Detection within all bathrooms, kitchens and mechanical cupboards

  • Rainwater Harvesting system for the site wide irrigation system

We have delivered a fully integrated Independent Connection Provider (ICP) service at Royal Warwick Square, which is aligned with our strategic move into the ICP market, alongside our history of creating long term partnerships with key clients. Our experience of working alongside developers and consultants in the design and delivery of large scale mixed-used low carbon infrastructure projects enables us to take full ownership for the successful delivery of the electricity infrastructure.

We have delivered a fully integrated multi-utility approach to the delivery of the entire energy infrastructure at Royal Warwick Square, aligning our ICP service offerings with the delivery of the heating and cooling infrastructure; therefore ensuring a single point of responsibility which combines the outputs of the numerous procurement processes. This allowed us to work quickly to get power on, ensuring project efficiency through collaboration, value for money, standardisation and optimisation, and we are proud to have delivered a hassle free ICP service to St. Edwards.
