Providing full planned preventative maintenance services for the energy scheme and remote monitoring for the first phase of the Ealing development
The first phase of The Green Quarter consists of 623 residential properties and is managed by FirstPort Property Services. We were asked to provide a full comprehensive planned maintenance service for the energy centre containing: a boiler, pumps, pressurisation unit, plate heat exchangers and BMS controls.
This involves inspecting the plant and equipment for any leaks or irregular sounds, completing water sampling to test the chemical levels, and organising manufacturers’ servicing, all of which is logged in a monthly report.
We inspect and maintain the distribution pipework systems, as well as completing a bi-annual district heating leak detection survey to ensure that there are no issues and the network is running efficiently.
Additionally, we complete planned maintenance of the heat interface units within the properties, which also involves biennial servicing. This involves the cleaning and testing of the parts to check they are working efficiently and highlight any potential issues to feedback to the client.
Whilst completing this service, we also provide a monthly report which points out any issues with any aspect of the energy centre or network to the client, along with recommendations of how to resolve these. This gives the client greater visibility on the performance of the scheme and allows for an efficient resolution of potential issues.
